Here Is A Quick
Review Of Those Dynamic Concepts
Imagine if instead of
borrowing money from a bank, you have your own private bank (of
your money) that you could get a loan from, for whatever you
need. Then, whenever you take a loan, you pay yourself the
principal and interest the bank would have received. Instead of
the bank making money on your money and the interest you’re
paying you’re making all the money.
How much better off would
you be?
That’s the basic premise
behind 'Infinite Banking' (Be Your Own Banker),
by Nelson Nash, and 'Bank On Yourself', by
Pamela Yellen.
How The Concepts Work
Simplistically, you have your prospects sock away as much money
as they possibly can, as quickly as they can, into a good
participating whole life policy. (Dividend paying) The money is
funneled into the whole life policy for five to seven years. You
over-fund the whole life policy to just below the MEC
guidelines. Then, whenever your prospects need to make a big
purchase, they can borrow the money from themselves, instead of
borrowing from the bank (or a credit card company). Now, they
pay the loan back to themselves, plus the interest they would
have paid the bank. Your prospect makes the big profits the bank
would have made.
A simplistic example:
For 5 years you pile everything you can into your own private
bank. ($1396.68 per month @7% after expenses) At the end of 5
years, you have $100,000 sitting there, earning 7.0% per year.
Now, you need to spend $20,000 for a car. You have three basic
options:
-
You could just take
the money out of your private bank, pay for the car and
never pay the money back. Your cost is $20,000 plus the 7.0%
of interest you lose each year on the $20,000. ($1,400 per
year) In five years you’ve spent a total of $27,000. ($1,400
x 5 years + 20,000 = $27,000) And, you still have $20,000
less in your bank and you continue to lose $1,400 per year.
In 5 years, the value of your $80,000 account @7% has only
grown to $112,204.

Or, you could take out
a 5-year auto loan and pay 10% interest. The payment would
be $425 per month. In 5 years, you would have paid out a
total of $25,500. In 5 years, the value of your $100,000
account @7% has grown to $140,255.
-
Or, you could borrow
the money from yourself and pay yourself monthly what you
would have paid on the auto loan. In 5 years, you would have
paid into your account a total of $25,500. In 5 years, the
value of your account @7% (less the policy loan interest)
has now grown to $144,709.
By using option #3 you are maximizing the growth of your
savings... by making the same profits as a banking
institution! Even if you never saved any more money or
borrowed from your account again, your $144,709 @7% would
grow to $559,978.17 in 20 years.
The beauty of the ‘Infinite
Banking’ concept is that you are helping prospects to see
the value of putting a lot of money away in a very short time
period... With No long-term commitment!
And, if they do this every
five years they can accumulate millions, one piece at a time.
It works because of the
unique advantages of life insurance and superior tax advantages:
-
The money grows tax
deferred
-
The money can
generally be withdrawn or borrowed tax-free
-
There are no penalties
for withdrawals prior to age 65
The problem with this
concept is that you have to find the people with enough
disposable income and the discipline to put large amounts of
money away in a short time.
The Basic Concept Isn’t New
It’s a great concept. However, the basic concept isn’t exactly
new. Variations of this concept have been used by many of the
insurance industry legends for at least 40 years that I know of.
Forty years ago, these industry legends would tell their clients
that the money they put into their participating whole life
policy could be used for emergencies, to take advantage of
business opportunities, to fund college, to buy a car, and much
more. However, if you take money out prior to age 65
(retirement) you’ll want to pay the loan back, plus the
interest, so you will have the retirement funds you planned on!
It Works Better Today
As well as the concept worked 40 years ago, it works much better
today because of the paid-up additions rider that was introduced
in the late 1980’s. Today, using a paid-up additions rider, you
can dramatically over-fund a participating whole life policy (Up
to the MEC guidelines) and make it an exceptional wealth
accumulation vehicle.
The Fallacy Behind The Concept
In my opinion, there are several problems with the way they
present the concept…
-
Their concept is
designed to be used with high-income wage earners! Their
prospects must be willing and able to put away large sums of
money. Unfortunately, this severely limits the amount of
prospects available to you. And, it puts you in direct
competition with all the companies and financial advisors
working in the more affluent markets.
-
They’ll tell you
the concept will only work with a good participating whole
life policy! The truth is, this concept works equally
well with a good Universal Life Policy or Index Universal
Life Policy. And, in some cases these UL and IUL Policies
will work much better than a Whole Life Policy, because of
their flexibility.
-
They believe you
should pay off your mortgage, as soon as possible! The
fact is, in many cases, this is giving up one of the best
ways to get started using this concept… and one of the best
ways to accumulate a fortune. (The ‘Missed Fortune’
concept)
The real beauty of the
concept is that with some small modifications to their ideas,
you can help almost everyone to use this concept… and you’ll
truly be helping people!
Making The Concepts Work
As stated earlier, to make this concept really work means
putting all the money your prospect possibly can, into a good
cash value life insurance policy. (Participating Whole Life,
Universal Life or Index Universal Life) Now, if you want to help
the greatest number of prospects, not just the more affluent,
you must help your prospects to ‘FIND THE MONEY’!
You can help them find
the money by:
-
Showing them how and
why to increase all their deductibles and delete any
unnecessary riders on their existing insurance policies. Do
they have any unneeded policies? Can they use their
dividends to pay up their existing policies and/or funnel
those dividends into the new policy?
-
Stopping the
contributions to all their qualified retirement plans,
except for any amounts that are being matched by their
employers.
-
Showing them the logic
behind refinancing their home for as long as they can, and
taking out as much equity as they can. (‘Missed Fortune’
concept)
-
Using home equity
and/or insurance cash values, etc. to pay off any debts, to
free up money to funnel into the life insurance policy.
-
Help them to look for
other ways to cut their expenses. Can they get a better long
distance carrier for their phone service, etc.?
Learn these concepts.
Then, help your prospects to ‘Find The Money’ to
implement these concepts. They’ll be your clients for life...
And, you’ll get tons of referrals!
Summary
The top advisors have been using variations of the same concepts
for over 40 years to help prospects qualify for college
financial aid, reduce debt and accumulate wealth.
And, you can too...
Using the initial example
of putting $1396.68 per month, for five years into life
insurance, your commission in the first year would be about
$10,000. You would be well on your way to earning over $500,000
with just 4 cases per month.

Warren Buffett,
the 84-year old billionaire, is ranked among the world's
richest men.
However, he lives a very fugal lifestyle that hasn't changed much
since before he made his billions. He resides in the same house
in Omaha, Nebraska, that he bought in 1958 for $31,500. He is
also is well known for his simple tastes, including McDonald's
hamburgers and cherry Coke.
Buffett doesn’t own a yacht or other stereotypical luxury items
because, as he states, “Most
toys are just a pain in the neck.”
Note:
Despite a net worth measured in billions, Warren Buffett earns a
base salary of $100,000 a year at Berkshire Hathaway. It’s a
salary that has not changed in 25 years. A man of simple tastes,
including watching sports on television and eating junk food,
Buffett easily supports his modest standard of living with this
salary.
Warren Buffett,
is well known for
his question-and-answer sessions at the Berkshire
Hathaway annual meetings and with school groups.
Buffett is most proud of being
frugal with
his spending and savings,
prompting him to share frugal
living tips
during interviews and public events.
His advice at these events can be “life changing”.
Here is some of his
'life changing'
advice
that I've found by searching the internet.
Over the years, Buffett
has advised students that, “investing in yourself is the best
thing you can do -- anything that improves your own talents.”
He has advised parents
that, “investing in your children is, in some ways, investing
in yourself.” “No matter what happens in the economy, if you
have true talent yourself, and you have maximized your talent,
you have a terrific asset.”
Speaking with students at
Rice’s Graduate School of Business, he didn’t give out stock
tips, but offered the following: “unconditional love is more
valuable than any amount of wealth.” He urged the students
to surround themselves with people who love them, and to give
love in return.
When asked what he thought
about the correlation between wealth and happiness, he explained
that “success is getting what you want, and happiness is
wanting what you get.”
When speaking at Columbia
University, Warren Buffett said: “find what turns you
on…. do what you would do if … the money meant nothing to you…
You’ll have more fun and be more successful”.
Speaking with Emory
University students he offered the following, “I enjoy what
I do, I tap dance to work every day. I work with people I love,
doing what I love. I spend my time thinking about the future,
not the past. The future is exciting. We’re all successful,
intelligent, and educated. To focus on what you don’t have is a
terrible mistake.”
Buffett has stated that
taking a Dale Carnegie public speaking course was
extremely valuable... “You’ve got to be able to communicate
in life and it’s enormously important. Schools, to some extent,
under emphasize that. If you can’t communicate and talk to other
people and get across your ideas, you’re giving up your
potential.”
Buffett counseled an MBA
student: “Be a nice person. It’s so simple that it’s almost
too obvious to notice. Look around at the people you like. Isn’t
it a logical assumption that if you like traits in other people,
then other people would like you if you developed those same
traits?”
When offering students
life and career advice, Buffett has stressed the importance of
pursuing work that one is passionate about; being patient;
reading, thinking and learning; and working smart to reach one’s
potential.
“There comes a time when you ought to start doing what you want.
Take a job that you love. You will jump out of bed in the
morning. I think you are out of your mind if you keep taking
jobs that you don’t like because you think it will look good on
your resume. Isn’t that a little like saving up sex for your old
age?”
Buffet has encouraged
students to use all their horsepower. “How big is your
engine, and how efficiently do you put it to work?” Warren
Buffett suggests that many people have “400 horsepower
engines, but 100 horsepower of output”. According to Buffet,
the person who gets full output from a 200-horse-power engine is
a lot better off. Those with a modicum of intelligence can be
very successful.

Buffett, in a speech to
students at the University of Nebraska said: "I may have more
money than you do, but money doesn't make the difference. If
there is any difference between you and me, it may simply be
that I get up every day and have a chance to do what I love to
do, every day. If you want to learn anything from me, this is
the best advice I can give you."
Buffett told Georgia State
students in 2001 that it’s important to know your limits and not
stray too far from them. In fact, Buffett’s investment
philosophy is centered on putting his money where his knowledge
is. “You don’t have to be an expert on everything, but knowing
where the perimeter of that circle of what you know and what you
don’t know is, and staying inside of it is all important,” he
said. “Tom Watson Sr., who started IBM, said in his book, he
said, ‘I’m no genius. But I’m smart in spots, and I stay around
those spots.’ And, you know that is the key. So if I understand
a few things and stick in that arena, I’ll do OK.”
According to Mr. Buffet,
“You ought to be able to explain why you’re taking the job
you’re taking, why you’re making the investment you’re making,
or whatever it may be. And if you can’t write an intelligent
answer to those questions, don’t do it.”
Buffet on life
1. "You only have to do a
very few things right in your life so long as you don't do too
many things wrong."
2. "Should you find
yourself in a chronically leaking boat, energy devoted to
changing vessels is likely to be a more productive than energy
devoted to patching leaks."
3. "It is not necessary to
do extraordinary things to get extraordinary results."
4. "What we learn from
history is that people don't learn from history."
5. "Chains of habit are
too light to be felt until they are too heavy to be broken."
6. "There seems to be some
perverse human characteristic that likes to make easy things
difficult."
7. "Nothing sedates
rationality like large doses of effortless money."
8. "It takes 20 years to
build a reputation and five minutes to ruin it. If you think
about that, you'll do things differently."
9. "It's better to hang
out with people better than you. Pick out associates whose
behavior is better than yours and you'll drift in that
direction."
10. "Long ago, Ben Graham
taught me that 'Price is what you pay; value is what you get.'
Whether we're talking about socks or stocks, I like buying
quality merchandise when it is marked down."
11. “Invest in as much of
yourself as you can, you are your own biggest asset by far.”
12. “I insist on a lot of
time being spent, almost every day, to just sit and think. That
is very uncommon in American business. I read and think. So I do
more reading and thinking, and make less impulse decisions than
most people in business. I do it because I like this kind of
life.”
13. “I see people with
these self-destructive behavior patterns at my age or even 20
years younger, and they really are entrapped by them.”
14. “Somebody once said
that in looking for people to hire, you look for three
qualities: integrity, intelligence, and energy. And if you don’t
have the first, the other two will kill you. You think about it;
it’s true. If you hire somebody without [integrity], you really
want them to be dumb and lazy.”

"The biggest suggestion I have is to avoid credit cards,”
Buffett said. “Interest rates are very high on credit cards.
Sometimes they are 18 percent. Sometimes they are 20 percent. If
I borrowed money at 18 or 20 percent, I’d be broke. So if I had
one piece of advice for young people generally it would be to
just avoid credit cards.”

1. "The most important
quality for an investor is temperament, not intellect. You need
a temperament that neither derives great pleasure from being
with the crowd or against the crowd."
2. "Successful Investing
takes time, discipline and patience. No matter how great the
talent or effort, some things just take time: You can't produce
a baby in one month by getting nine women pregnant."
3. "I don't look to jump
over seven-foot bars; I look around for one-foot bars that I can
step over."
4. "In the short term, the
market is a popularity contest. In the long term, the market is
a weighing machine."
5. "Opportunities come
infrequently. When it rains gold, put out the bucket, not the
thimble"
6. "Diversification is a
protection against ignorance. It makes very little sense for
those who know what they're doing."
7. "If you aren't willing
to own a stock for ten years, don't even think about owning it
for ten minutes. Put together a portfolio of companies whose
aggregate earnings march upward over the years, and so also will
the portfolio's market value."

is not assessing how much an industry is going to affect
society, or how much it will grow, but rather determining the
competitive advantage of any given company and, above all, the
