What Do You Want? Make a List!

Dear ~Contact.FirstName~,

How often do you make a list? Do you have a to-do list? How about a grocery list? A reminder list?

But, do you have a list about what you want from your business?

Think about it. Lists are effective tools for helping you to remember things you intend to do, or buy. If they work well there, why not use them for the things you want from your business?

For example, do you want closing interviews? Why not put that on your list? But, make it as specific as you would for an item you have on your shopping list. Specify the number, and kind of closing interviews you want, and when you want them.

"I want ten successful closing interviews in the next month" is a specific want.

Will it work? I don't know if it will work for you, but if I write down a specific 'want' it usually comes to pass.

Why does it work? Probably because it focuses my thinking on what I really want. And, like a to-do list, whenever I forget what it is, I just read my list.

And, the beauty of it is that it costs nothing!

Take a few minutes to answer these questions. If you don’t have all the answers, then do a little research. Estimate if you have to. It’s not that hard and it will pay big dividends in your results for 2018!

  • How many prospects did you put into your pipeline last year?

  • Where did these prospects come from? (purchased leads, referrals, lead list, mailing campaign, neighbors, friends, current clients, etc.)

  • How many of these prospects did you contact every week?

  • How many appointments did you get from those contacts?

  • How many appointments turned into fact-finding interviews?

  • How many fact-finding interviews turned into closing interviews?

  • How many closing interviews resulted in a sale?

  • From which prospecting group did most of your most profitable sales come from?

Now, the big question is: “Are you spending most of your time on these activities?”

If you answered: “No!” Then that’s the first place you should start your business plan. What are you going to do to ensure that you focus and work on the activities that actually make you money? You can’t make a $100 per hour doing clerical work!

Let’s look at your key activity areas…

What’s working and what’s not working?

Which of these areas needs the most improvement?

Now, write down what you are going to do to improve the results in those key areas.

That’s it. You’ve just created your simple and very effective business plan for 2018!

Now there’s just on more step…

You must follow it! Which means you must keep it in your face and look at it every day! Hang it on your bathroom mirror, put it everywhere where you’ll be sure to see it everyday!

Two key money-making areas…

Here are two key money-making areas that most agents are completely overlooking - their current clients and referrals! You might want to add them to your business plan.

1. Establish a client-nurturing program. Would you like to make easy sales? Then, here is what you need to do:

  • Set up a system to stay in contact with your clients every month? Send them a newsletter.

  • Provide value-added services and information which are not directly linked to a sale? Send them articles from the newspaper or Internet about things that concern them and their families. Things that are not directly related to your business.

  • All clients are NOT the same. Ensure that you have segmented your clients into 6-star, 5-star, 4-star and 3-star. The 6-star clients get the "6-star" treatment.

  • Gather information on an on-going basis in terms of who your clients are, what their current needs are and how you can improve your level of service to them.

2. Establish a referral program to maximize your word of mouth sales. It doesn't need to be fancy. There are a number of ways you can increase referrals including:

  • Simply asking clients via a follow up phone call soon after the sale.

  • Running a workshop and send clients some extra complimentary tickets for their friends.

  • Putting a referral form and a return envelope in the envelope with your newsletter and other correspondence you send to your clients.

  • Developing a referral incentive and write to your customers promoting a special incentive or reward every time they refer a friend.

Asking The Right Questions Is The Key To The Sale!

When I first entered sales, my father told me the two most important parts of the sales process are your ability to:

  1. Ask The Right Questions!

  2. Shut-up and Listen To The Client!

In sales, asking the right questions can make all the difference in the world. Your ability to provide your clients with the right solution to their problems is the key to your sales success. And to find the right  solution, you need to ask the right questions. When you ask the right questions, your client will tell you exactly what you need to do to make the sale.

Unfortunately, when I talk to a struggling agent or advisor, I find they are making the mistake of telling their clients about the features and benefits of their products, before they understand what the client is looking for. Your clients buy for their own reasons, and you won't learn what those reason are, unless you first ask questions and listen to them.

A successful sales call should be about 30% asking questions and talking, and roughly 70% listening. Remember, you have two ears and one mouth. That means you listen twice as much as you speak.

Why is it important to learn how to structure your sales questions:

You use questions to gain or maintain control during the sales call. If you use questions properly, you can lead you clients to where you want them to go. The proper use of questions also helps you to isolate areas of interest. Ask the right sales questions to help you find the right solution.

By asking questions, you will find out what the prospect is interested in. If you know what they are interested in or need. You can then provide the solution they are looking for and better position them to buy.

You use questions in sales to help acknowledge a fact. When you state a fact in the form of a question, and the response is positive, you have agreement.

Use sales questions to receive minor agreements. Selling is the sum total of a series of yeses, that lead to the final decision to own or use your service. A minor agreement will also define the area(s) in which they have the most interest. Not everyone buys your products or services for the same reasons. By asking questions, you will find out why they will want what you have to offer.

Use sales questions to arouse and control emotions. Emotions are the thinking that you must arouse in the prospect. If they can’t get excited about what you have to offer, they will not buy. They have to feel that they must own the product.

Use sales questions to isolate objections. You must isolate their objections to understand the real stumbling blocks to the sale. A skilled salesperson knows the prospect will have objections to buying their product or service. But, the also know that most objections are just a reaction and not real. You need to find the objections that are important to the buying decision and focus on what is most important to the prospect. To do that, you have to use questions.

You don’t answer objections by telling. You answer objections by asking questions. The key to handling objections is best done when you ask the right questions that allow the prospect to positively answer their own objection.
